Our mission is to be a valuable resource to homeowners who are having mortgage difficulties by assisting them not only with avoiding foreclosure but having to pay costly deficiency judgments and limiting the amount of damage to their credit. Also to reduce the number of vacant properties in our communities, by promoting homeownership through the purchase of pre-foreclosure homes with the ultimate goal of re-building communities and raising property values.

RSD Real Estate Services is a Non-Profit Organization which acts as an advocate for homeowners who are having difficulties making their mortgage payments avoid foreclosure. Resolving this matter in a timely fashion benefits not only you the homeowner(s) but your lender also. Many lenders offer incentives for homeowners to avoid  foreclosure. One of the main benefits your lender may offer is agreeing to waive their right to seek a deficiency judgment against you. Which means you could avoid having to repay thousands of dollars for a home that you no longer own and limit the damage to your credit allowing you to possibly qualify to purchase another home in 2 years or less. For FHA and VA mortgagees your lender may pay you up to $1,000.00 for successfully completing a short sale of your home and up to $2,000.00 for successfully deeding your home back to them in-lieu of foreclosure.

How We Help Homeowners.....

By informing you of  your rights as a homeowner and presenting to you the available options so you can make a confident and well informed decision. We will then assist you in determining and implementing the best possible solution to get this matter resolved in a timely manner. Time is very important in the forelcosure process, so the sooner you take action the more options are going to be available to you. First we will inform you of all your rights as a homeowner and analyze your financial situation to determine if it would be possible for you to refinance or workout out a repayment plan with your lender. We will then present to you your available options. If its determined that you qualify to refinance your current mortgage, we would assist you in doing so. This may lower your monthly payment, bring your mortgage payments current and you would resume making your monthly payments as scheduled.  If you do not qualify to refinance then I may be able to negotiate a workout with your lender (see forclosure options). If it is determined that you are not financially capable to continue to make your mortgage payments, we would place your home for sale and if needed negotiate a short sale with your lender or a deed in-lieu of foreclosure. If you have a FHA or VA mortgage your lender may pay you up to $1,000 for completing a successfull short sale and up to $2,000 for sucessfully deeding your home back to the lender in-lieu of foreclosure.

Investors can be the first to submit an offer on short sale properties and purchase pre-foreclosures before the ever get to the MLS. You can also purchase pre-foreclosures and have a land contract or lease option buyer  lined up before the deal is closed with the lender.
